HVAC Maintenance Plans in Deer Park

A furnace or heat pump is one of the largest purchases in your home. A maintenance plan keeps it clean, adjusted and inspected on a schedule, so it runs efficiently and you hear about small problems while they are still small.

Small, regular care that protects a large investment

Most heating and cooling equipment does not fail all at once. A dirty flame sensor, a weak capacitor or a clogged condensate drain wears on the system for months before anything stops. A tune-up catches those parts while they are inexpensive to replace and before they strain the motors and compressor that cost real money.

Our plans begin at $14.99 a month. Each one includes regular tune-ups, a discount on any repairs you need and a place near the front of the line when you call for service. The idea is simple: spend a modest, predictable amount each year so the equipment reaches the end of its expected life, rather than spending heavily on a breakdown or an early replacement.

Our visits are timed ahead of heating and cooling seasons, so your furnace is checked before the first cold nights and your AC or heat pump is ready before summer heat arrives.

What a maintenance visit covers

  1. 01

    Furnace tune-up and safety check

We inspect the burners, igniter and flame sensor, check the heat exchanger for cracks and test for carbon monoxide at the appliance. Gas work is handled under our Gas heating mechanical license.

  2. 02

    AC and heat pump service

We clean the outdoor coil, check refrigerant pressures and test the capacitor and contactor. A clean coil moves heat with less effort, which shows up on your power bill.

  3. 03

    Filter and airflow

We check or change the filter and confirm the blower is moving air as it should. Late-summer smoke can load a filter quickly, and a clogged one makes every component work harder.

  4. 04

    Electrical and controls

Loose connections are tightened, motor amperage is measured and the thermostat is tested through a full heating or cooling cycle.

  5. 05

    Condensate drain

We clear the drain line and check the pan. A blocked drain is a common cause of water damage near the furnace.

  6. 06

    A written condition report

You get a plain summary of what we found, with photos where they help. If a part is near the end of its life, we tell you, along with how urgent it really is.

Signs your system would benefit from a plan

  • No tune-up in over a year

Dust, wear and loose connections build up quietly. A year without service is usually when efficiency starts to slip.

  • Energy bills creeping up

If your usage habits have not changed but the bills have, a dirty coil or worn part is often the reason.

  • Short cycling or uneven rooms

A system that turns on and off often, or leaves some rooms colder than others, is working harder than it should.

  • Equipment ten years or older

Older systems benefit most from regular attention. A plan helps you decide when to repair and when to start budgeting for replacement.

  • Repeat repair calls

If you have called for repairs more than once in recent seasons, a scheduled inspection can find the root cause instead of treating each symptom.

How a maintenance visit runs

  1. 1

    Schedule by phone

We set a time ahead of the season that suits your week. Plan members get priority scheduling.

  2. 2

    Arrival and setup

Our technician wears shoe covers, lays a drop cloth near the equipment and asks if you have noticed anything unusual since the last visit.

  3. 3

    Inspection and tune-up

We work through the furnace, AC or heat pump checklist, cleaning, testing and adjusting as we go. Most visits take about an hour per system, depending on access.

  4. 4

    Report and recommendations

We walk you through what we found. If a repair is worth doing, you get a written quote before any work begins, with your plan discount applied, and nothing proceeds without your approval.

What affects your plan cost

Plan pricing depends on how much equipment we look after and how much time it takes to service it properly. We explain the options by phone and recommend the plan that fits your home, not the largest one.

Number and type of systems
A furnace with a central AC is different from a heat pump, and each ductless mini-split head adds its own cleaning and checks.
Fuel type
Gas furnaces need combustion and safety testing that all-electric systems do not.
Access
Equipment in a tight crawlspace or attic takes longer to service than a unit in an open basement or garage.
Repairs found during a visit
Repairs are quoted separately in writing and receive the plan's repair discount. The tune-up itself does not change based on what we find.

Maintenance plan questions

How much does a maintenance plan cost?

Pricing begins at $14.99 a month, and every plan bundles tune-ups, discounted repairs and earlier appointments when you need us. The final amount depends on how many systems you have and what kind they are. We go over it with you by phone before you commit.

Is a plan worth it on newer equipment?

Usually, yes. Many manufacturer warranties ask for proof of regular maintenance, so check the paperwork for your unit. Keeping a new system clean and adjusted from the start also protects its efficiency over the long run.

What if my system needs replacing instead of repair?

We tell you honestly and compare the cost of continued repairs with the cost and lifespan of new equipment. If you choose to replace, our furnace installation and AC installation work includes up to 3 years labor on new installations. Estimates on installations and replacements are free.

Do plan members get help if something breaks after hours?

Yes. A furnace that quits on a January night is exactly what our 24/7 emergency HVAC repair line exists for. You will not find emergency or after-hours fees added to that bill. Priority scheduling for plan members matters most when calls pile up during cold snaps and summer heat.

Are you registered to work on gas furnaces?

Yes. We hold a Washington contractor registration and a Gas heating mechanical license, which covers the combustion and gas safety checks in every furnace tune-up.
